Remodeling in Allen
Allen had a few hundred people when it incorporated in 1953. The 2020 census counted 104,627. US 75 runs through the middle of the city, SH 121 runs along the west edge, and the Credit Union of Texas Event Center on Stacy Road opened in 2009. About 23 percent of the houses date from the 1990s, 33 percent from the 2000s and 21 percent from the 2010s. Nearly six in ten were built after 2000, and fewer than 2 percent date from before 1960.

What Allen Houses Need
A 1990s house in Twin Creeks or Raintree Estates is two-story brick on a slab. The kitchen opens over a bar to the family room, with oak cabinets under a soffit and tile counters, and the primary bath has a garden tub. The kitchen work is the soffit removed, cabinets to the ceiling, quartz, a tile backsplash, a hood vented outside and an island where the bar was. For the bath, the tub comes out. A tile shower with a bench goes in its place, plus a double vanity with drawers.
In Waterford Parks, Star Creek and the other 2000s and 2010s streets the layout is already open. Those owners replace the builder package: painted or new cabinets, counters, lighting, a media room finished and the carpet swapped for plank.

Allen Permits
The City of Allen Building and Permitting Division is part of Community Development. It receives every permit application through its Citizen Self-Service portal and inspects the work against the codes listed on its adopted building codes page. Contractors register with the city. Moving a wall, adding a circuit, relocating plumbing or converting a garage needs a permit. Paint, cabinets and flooring in the same footprint do not.
Garage Conversions and Additions
Three-car garages are standard in Allen's 2000s subdivisions. A single bay often becomes a gym, an office or a bedroom for a parent. The room gets insulation in the walls and ceiling, drywall, a floor over the sloped slab, wiring, heating and cooling, and a window sized for egress if it will be a bedroom. The garage door can stay with a wall built behind it.
Additions go off the back on the larger Twin Creeks lots. One type is a covered patio with a kitchen and a fireplace. Another is a bedroom and bath suite with its own HVAC zone. Garage conversions and home additions both need a building permit and trade inspections in Allen.
Flooring, Paint and Commercial Spaces
Allen floors are slab floors. Tile, hardwood, engineered wood, laminate, luxury vinyl plank, carpet and stained concrete are all on the list. They go down after the old tile and carpet come out and the concrete is flattened. Stairs get new treads and iron balusters. Paint follows, with trim sprayed and walls rolled.
Commercial work in Allen runs along US 75 and around Watters Creek Village: restaurant refreshes, retail finish-outs, offices and restrooms. The Allen Chamber of Commerce is the local business group.
