Housing in Parker County

Parker County lies west of Fort Worth along Interstate 20. The Brazos River crosses its southwest corner. The county seat is Weatherford. The population was 21,528 in 1950, 88,495 in 2000 and 148,222 in 2020. The state estimated nearly 185,000 by 2025. Of about 59,900 housing units, 54 percent were built in 2000 or later. Twenty percent predate 1980.

Housing differs by area. Weatherford's core has pre-1950 frame houses and 1950s to 1970s ranches. The east side toward Fort Worth, including Aledo, Willow Park, Hudson Oaks and Annetta, is mostly 1990s to 2020s subdivisions and acreage estates. The north and west, around Springtown, Peaster, Poolville, Millsap and Brock, is ranch land. Houses there sit on septic systems and private wells.

Permits: City Versus County

Each city issues its own building permits. Weatherford and Aledo run their own development services departments with online portals. Willow Park and Hudson Oaks do too. Outside every city limit, the Parker County Permitting Department states on its page that the county does not issue building permits for houses. It also states that there is no zoning in the unincorporated areas. The county regulates on-site sewage facilities, floodplain development and driveways onto county roads. Commercial and multifamily projects outside city limits go to the county fire marshal for a fire and life safety plan check before construction.

A kitchen or bath remodel on a ranch property near Peaster has no permit. An addition that adds a bedroom on the same property needs the septic system re-evaluated and permitted through the county. The Parker County Appraisal District record shows which taxing units, and so which city if any, a property falls under.

Three jobs come up most. First, full renovations of the older Weatherford houses: foundation leveling, rewiring, then kitchen and bath rebuilds and refinished wood floors. Second, finish upgrades in the 2000s and 2010s houses east of Weatherford: quartz counters, painted cabinets, tiled showers and plank flooring over the slab. Third, space on acreage: additions, detached shops with living quarters, garage conversions for a parent or a home business, and custom homes built on family land. Exterior updates appear in all three: new windows on the ranches, new entries and cedar accents on the subdivisions, and metal roofs and porches on the acreage houses.

Landmarks and Business Groups

The 1886 Parker County Courthouse in Weatherford was restored inside and out with a state courthouse preservation grant in 2002. The Weatherford Chamber of Commerce is in the 1908 Santa Fe Depot. The Parker County Chamber of Commerce covers the east side of the county from Aledo to Willow Park and Hudson Oaks. Weatherford's Parker County Peach Festival each July is the county's largest event.

Which Parker County properties are on septic?
