Denton County Housing
Denton County was established in 1846. It counted 906,422 people in 2020, the seventh most populous county in Texas. The seat is Denton, where the 1896 Courthouse-on-the-Square in Denton still anchors downtown. The county's growth followed the lake: the Lewisville Lake reservoir was formed in 1954, and the towns along its shore grew after DFW Airport opened in 1974. I-35E, I-35W, US 380 and SH 121 carry most of the traffic.
Most of the housing is recent. About 57 percent of the county's homes were built in 2000 or later, about 31 percent in the 1980s and 1990s, and under 5 percent before 1970. The biggest cities are Denton, Lewisville and Flower Mound, with The Colony, Little Elm, Highland Village, Corinth and Lake Dallas around the lake and parts of Carrollton, Frisco and Plano inside the county line.
What the Eras Mean for a Remodel
The pre-1970 houses sit mostly in Denton near the courthouse square. They are on pier-and-beam, with small kitchens and one bath. A remodel there is a whole-house plan with leveling and rewiring. The 1980s and 1990s houses in Lewisville and Flower Mound are brick on a slab with a half-open kitchen and a corner garden tub. The work is a finish rebuild at the same footprint. The 2000s and 2010s houses in Castle Hills, Canyon Falls and the Denton subdivisions south of the loop need a media room finished, a third garage bay converted or a covered patio added.

Permits Across Denton County
Each city runs its own building department. Denton permits through Building Safety, Lewisville through Building Services and the MGO Connect portal, and Flower Mound through its Building Inspections Department and eTRAKiT. The code year differs by city. Flower Mound inspects to the 2024 International Residential Code and Lewisville to the 2021 edition, per their own pages. Outside any city limit, Denton County Development Services handles land use in the unincorporated areas, and its development permits page says a development permit is required for any improvement to a property, additions included, with floodplain checks where FEMA maps call for them. The Denton Central Appraisal District carries the property records for the whole county.

Lewisville adds garage enclosures under its own city ordinance. Flower Mound adds covered patios and outdoor kitchens on wide lots. Across the county, flooring is a first-floor job on a slab with plank, tile or hardwood, and every flooring type is installed. Custom homes go up on the acreage lots west of I-35W and on the few open lots left near the lake.
