Remodeling in Lewisville
Lewisville sits at the south end of Denton County on I-35E, with 111,822 people at the 2020 census. The town incorporated in 1925. It took off after the Lewisville Lake dam was finished in 1954, and grew again after Vista Ridge Mall opened at I-35E and Round Grove Road in 1989. The housing follows that timeline. About 19 percent of the homes date from the 1980s and 24 percent from the 1990s, so more than four in ten houses in town come from those two decades. Another 43 percent were built in 2000 or later, much of it in Castle Hills, which the city annexed in November 2021.
Neighborhoods on this page: Castle Hills, Vista Ridge Estates, The Hills of Vista Ridge, Settlers Village, Creekside, Lakewood Hills, Bridges at Oakbend and Old Town Lewisville around Mill and Main streets. The first businesses moved uphill to that corner from the railroad to get away from the Elm Fork floods.
Kitchens and Baths in the 1980s and 1990s Houses
A Lewisville house from 1988 or 1995 tends to be brick on a slab. The kitchen half opens to the family room over a peninsula. The common kitchen work is the peninsula replaced by an island, the soffit above the uppers removed, cabinets run to the ceiling, quartz counters, a tile backsplash, a hood vented outside and lighting under the cabinets. Sinks, pantries and pull-out storage are part of the same list.
The primary bath from that era has a corner garden tub and a small shower. The tub comes out. The shower grows into the corner with a bench and a niche, and the vanity becomes a double with drawers. Hall baths get a tiled tub surround and a new vanity.

Castle Hills and the Newer Streets
Castle Hills and the 2010s streets near the lake do not need layout changes. The requests there are media rooms finished out, built-ins around a fireplace, painted cabinets, a wet bar, closets built out and the builder carpet swapped for plank. The city's permit page carries a separate notice for private development in Castle Hills. That neighborhood has its own paperwork alongside the standard application.
Lewisville Permits
The City of Lewisville Building Services division requires a building permit for remodeling, changes or additions to a structure. The list on the city's page includes patio covers, rewiring, electrical, mechanical and plumbing work. Applications, plan uploads and inspection requests all run through the MGO Connect portal. The city has adopted the 2021 International Residential Code and the 2020 National Electrical Code. Contractors register with the city. The residential ordinances list includes a garage enclosure ordinance. That is the rule to read before turning a garage into a room here.
Flooring, Garages and Additions
Flooring in Lewisville is mostly a first-floor job on a slab: luxury vinyl plank, laminate, tile, hardwood, engineered wood, carpet or stained concrete. The old tile and carpet come out and the slab is flattened first. Stairs get new treads to match.
Garage conversions follow the garage enclosure ordinance. The finished room gets insulation, drywall, a floor over the slab, electrical, conditioned air and an egress window when it is a bedroom. Additions are most common on the deeper Old Town lots and near the Lewisville Lake shoreline, where a covered patio or a bedroom suite goes off the back. Commercial spaces along I-35E and Main Street get drywall, paint, flooring and restrooms. The Lewisville Area Chamber of Commerce is the business group here.
