Houses in Weatherford

Weatherford is the county seat of Parker County and sits on Interstate 20 west of Fort Worth. The 2020 census counted 30,854 people, up from 19,000 in 2000 and 8,093 in 1950. The housing stock follows that curve. About half the homes went up in 2000 or later. Another quarter date from the 1950s through the 1970s. Close to 8 percent were built before 1950, and most of those sit within a few blocks of the square.

That mix covers three kinds of remodel. The pre-1950 houses near downtown are frame construction on pier-and-beam, with small closed kitchens, one bathroom, and original pine or oak floors under later carpet. The 1950s to 1970s ranches on the north and east sides are slab-on-grade brick with closed kitchens, hall baths and single-pane aluminum windows. The post-2000 houses in the subdivisions off I-20 and FM 51 already have open plans. Work there is finish upgrades, garage conversions and room additions rather than wall removal.

Neighborhoods

Work in Weatherford covers the Weatherford Downtown Historic District, the streets around Holland Lake Park, Crown Valley, Hilltop Drive, University Hills, Lakeway Estates near Lake Weatherford, and the newer subdivisions: Fox Hollow, Lockwood Estates, Monclair, Ranches West, Remington Ridge, Silverstone at Pearson Ranch and Waterford Park.

The downtown historic district was listed on the National Register in 1990 and runs roughly between Waco, Water, Walnut and Lee streets. The 1886 Parker County Courthouse at its center is a three-story limestone Second Empire building by W. C. Dodson. The county restored the interior in 2002. The 3.5-acre Chandor Gardens estate garden, started by the painter Douglas Chandor in 1936, is a few blocks west on Lee Avenue and is now a city park on the National Register.

Kitchens, Baths and Floors

In the older houses the kitchen remodel usually means taking out the wall to the dining room, running new electrical for the island and appliances, and replacing the cast iron drain under the sink while the floor is open. Cabinets, quartz or granite counters, tile backsplash, under-cabinet lighting and a deeper sink go in on the new layout.

Bathroom work in the ranches is mostly tub-to-shower conversions with tiled walk-in showers, a wider vanity and a fan that vents outside. The pre-1950 houses often get a second bathroom carved out of a back porch or a large closet.

Flooring splits by foundation. On pier-and-beam we sand and finish original hardwood when it is sound, or lay new hardwood or engineered wood over a repaired subfloor. On slabs it is luxury vinyl plank, tile or laminate over a flattened, sealed slab.

Permits in Weatherford

The City of Weatherford Development Services department runs permitting through its Building Division. The city's residential permit process page lists separate applications for a residential remodel, an addition, an accessory structure, electrical, plumbing, mechanical and demolition, all filed through the online portal at permits.weatherfordtx.gov. A property inside the downtown historic district or designated as a local landmark also goes through the city's historic preservation program for exterior changes. Interior work is not part of that approval.

Additions, Garages and the Square

Lots on the old grid are deep, so a bedroom-and-bath addition off the back of a 1920s or 1950s house fits without crowding the neighbors. Framing matches the existing roof pitch and siding profile. In the subdivisions the common request is a garage conversion into an office, a gym or a bedroom suite, with the slab insulated and a mini-split added.

The two-story brick storefronts on the square hold shops, offices and restaurants. The Weatherford Chamber of Commerce works out of the 1908 Santa Fe Depot a few blocks south. Commercial build-outs on the square keep the street face and rebuild the interior for the tenant. Weatherford is also the self-described peach capital of Texas and hosts the Parker County Peach Festival every July.

Common Questions

Can an original hardwood floor near the Weatherford square be saved?
Usually. Pine and oak floors from the 1900s through the 1940s take two or three sandings over their life, and most have had one. If the boards are thick enough and the joists are level, the floor gets sanded, stained and sealed. Where termite or water damage has taken out a section, matching boards are woven in before finishing.
Does a remodel inside the downtown historic district need extra approval?
Exterior changes do. The city's historic preservation program passes on siding, windows, porches and roof lines on contributing buildings and local landmarks. Kitchens, bathrooms, flooring and interior walls go only through the building division like any other house in Weatherford.
Why do 1970s ranches on the north side of Weatherford have cracked tile and sticking doors?
They sit on slabs over clay that swells and shrinks with rain. The slab moves a little each season, and rigid floors show it first. Before new tile or plank goes down the slab is checked for level and cracks, filled and flattened, and a flexible underlayment or crack isolation membrane is used where movement is likely.
Can a garage in a newer Weatherford subdivision become a bedroom?
Yes, with a city permit. The slab gets a vapor barrier and insulated subfloor, the garage door opening is framed and sided to match the house, and the room gets a window sized for egress, a closet, heating and cooling, and smoke detection tied to the rest of the house. HOA rules in some subdivisions limit what the front elevation can look like.
