Midlothian's Houses

Midlothian sits in northwest Ellis County at the junction of US 67 and US 287, about 25 miles southwest of Dallas. It was incorporated in 1888 and adopted a home-rule charter in 1980. The population went from 7,480 in 2000 to 18,037 in 2010 and 35,125 in 2020. Of about 13,400 housing units, 71 percent were built in 2000 or later. Only 11 percent predate 1980. Most of those are the older frame and brick houses near the original downtown along North 8th Street.

The city is the cement center of North Texas. Three cement plants and a steel mill sit on the Austin Chalk escarpment that runs through town. That chalk and the clay above it are the ground most Midlothian subdivisions are built on. Slab movement complaints are less common here than in the blackland clay east of I-35E.

Neighborhoods

Confirmed Midlothian subdivisions include Hayes Crossing, Hawkins Meadows, Kensington Park, The Grove, Mockingbird Estates, Mockingbird Springs, Autumn Run, Coventry Crossing, Dove Creek, Windermere Estates, Stone Hollow Estates, Hartson Estates, Somerset, and the homes along Lawson Farms Drive and Padera Lake Boulevard. Most are one and two-story brick houses from the 2000s and 2010s on quarter-acre to one-acre lots.

Hawkins Spring Park and Hawkins Meadows take their name from William Alden Hawkins, who claimed his land along Waxahachie Creek in 1848. The 1903 William L. and Emma Hawkins House is a Recorded Texas Historic Landmark. The city's Historic Advisory Board advises the council on preservation questions downtown. The Midlothian Chamber of Commerce represents businesses along US 287 and in the original town center.

Kitchen and Bath Upgrades

A 2005 Midlothian kitchen has oak or maple cabinets, laminate or tile counters, a raised bar and a single-bowl sink. A kitchen remodel removes the raised bar and puts in a working island. Counters are replaced with quartz. A tile backsplash goes to the ceiling. Lighting is upgraded. Cabinets are painted or replaced. Pantries get shelving.

Bathrooms from that era have a garden tub, a 36-inch fiberglass shower and a cultured marble vanity. A remodel removes both and builds one tiled shower with a bench and a glass panel, then sets a taller double vanity with quartz. Secondary baths get new tile, a new tub surround and a fan vented through the roof.

Permits in Midlothian

The City of Midlothian Building Inspections Department is part of Development Services. Its building permits page lists remodeled residences, accessory buildings, patio covers, carports, decks, pools and flatwork as work that needs a permit. Contractors register with the city at no charge before a permit is issued. Inspections are requested through MyGov. The city follows the 2021 International codes and the 2020 National Electrical Code with amendments.

Garages, Additions and Floors

Garage conversions and additions make up a large share of the work because the houses are young and the lots are large. A converted bay becomes an office, a gym or an in-law bedroom with its own bath. A rear addition adds a bedroom suite or a larger family room with a covered patio behind it. Detached shops and new custom homes go up on the one-acre and larger lots on the edges of town.

Existing flooring is almost always carpet and builder tile. Replacement flooring is luxury vinyl plank or wood-look tile across the main floor, with stairs done in matching treads. Painting covers interior walls and the cedar trim and front doors outside.

Common Questions

Do Midlothian houses on the chalk have the same foundation problems as Dallas houses?
Less often. The Austin Chalk under much of Midlothian moves less than the blackland clay east of I-35E. Slab cracking and sticking doors are not as constant as in some Dallas County suburbs. Houses on the clay pockets between the chalk ridges can still move. A slab is checked for level before hard flooring goes down.
What has to be in a Midlothian garage conversion for it to count as a bedroom?
A window large enough for egress, a closet, a smoke alarm tied to the rest of the house, heating and cooling, and insulation in the walls, ceiling and under the new floor. The city permits the conversion as a residential remodel. Some subdivisions in Midlothian have HOA rules about keeping the garage door. Those get checked first.
Can a patio cover be added to a Midlothian house without a permit?
No. The city's building permits page lists patio covers and carports as permitted work, along with decks, accessory buildings and flatwork. The cover is engineered to tie into the existing roof or stand on its own posts. It is inspected at framing and at final. It is built with the same roofing as the house so it reads as part of it.
Is it worth remodeling a 2008 Midlothian house or buying new in the next phase?
Remodeling keeps the lot, the trees and the neighbors. A kitchen, master bath and flooring package brings a 2008 house close to what the new phase offers, at a fraction of a new mortgage. Buying new fits when the floor plan does not work for the family, for example when a one-story is needed and the current house is two.
