Remodeling in Grapevine
the city of Grapevine is the oldest settlement in Tarrant County, dating to 1844. Most of its houses are not old. The city had 7,049 people in 1970 and 29,202 by 1990, after DFW Airport opened on its doorstep in 1974. Half of the housing stock was built in the 1980s and 1990s, 29 percent in the 1980s alone, and another 35 percent dates from 2000 on. Fewer than 6 percent of homes were built before 1970, and most of those sit in the blocks around Main Street.
Subdivisions include Silver Lake, Glade Crossing, Western Oaks Estates and Stone Bridge Oaks, the streets off Timberline Drive and Dove Loop Road near the south shore of the Grapevine Lake reservoir, and the Creekwood and Shorewood streets. SH 114 and SH 121 meet near Mustang Drive and William D. Tate Avenue, with Grapevine Mills and the Gaylord Texan north of the junction. Grapevine-Colleyville ISD serves most of the city.
The 1980s and 1990s House
A Grapevine house from this era is brick on a slab, one or two stories, with a formal living room at the front, a kitchen half open to the den over a bar-height wall, and a master bath with a garden tub. The kitchen remodel drops the bar wall to counter height or removes it, takes out the soffit over the upper cabinets, runs new cabinets to the ceiling, and swaps tile counters for quartz. Houses Near Main Street and the Historic Districts
Grapevine adopted a historic preservation ordinance in 1991. The city has the Historic Grapevine Township District, five local historic districts and individual landmarks, listed on the Grapevine historic districts page: College Street, West Wall Street, Cotton Belt Railroad, D. E. Box Addition and the Commercial Historic District on Main Street. Exterior changes to a property inside a district must follow that district's design guidelines. They go through the Historic Preservation Commission. Interior work does not. The frame houses in those blocks are pier-and-beam with small kitchens and one bath, and they get the full renovation: kitchen, baths, floors, wiring and a second bath where a closet allows. Permits in Grapevine
Residential permits in Grapevine come from the city's Building Services Department, which also runs the Building Inspection office. The city adopted the 2021 International Residential Code and the related plumbing, mechanical and fuel gas codes at the start of 2024. It also uses the 2020 National Electrical Code. Energy code compliance on work that touches insulation or windows is checked by a third-party inspection agency, with the report filed with the city.
Flooring, Paint and Exteriors
A 1980s Grapevine house usually has a parquet entry, a tiled kitchen and carpet in every other room. Once all three are gone and the slab is ground flat, one plank or hardwood floor covers the whole first level. Stairs get new treads and iron balusters. Flooring over a slab covers each product. Paint follows: the stained oak trim from 1988 going white, popcorn ceilings scraped, and the two-story entry done from scaffolding.
Outside, the wood parts of a brick house are due at the same time: fascia, soffit, gable siding, garage doors and window trim. Single pane aluminum windows from the 1980s get replaced with insulated units. On houses inside a historic district those exterior items go to the preservation commission first. The Grapevine Chamber of Commerce covers the storefronts along Main Street, where commercial remodeling means restaurant and retail refreshes in the street's older buildings, a few blocks from the Grapevine Vintage Railroad station.
