Remodeling in Mansfield
the city of Mansfield had 8,102 people in 1980, 28,031 in 2000 and 72,602 at the 2020 census. Almost all of its housing came with that growth. About 65 percent of the homes in the city were built in 2000 or later, and another 16 percent in the 1990s. Fewer than one house in ten dates from before 1980. The typical Mansfield house is a brick and stone production home on a slab with an open plan, a big island, a game room upstairs and a three-car garage.
Subdivisions include Twin Creeks and Kings Mill on the Tarrant County side, Somerset on the Johnson County side, Seeton Estates, and the streets around Walnut Creek Country Club and Mansfield National Golf Club. The oldest houses sit near Historic Downtown Mansfield on Main Street, where the town began with a grist mill on Walnut Creek in the 1850s. No wall needs to move in a 2006 Mansfield kitchen. The list is the flat-panel cabinets from the builder, refaced or replaced; laminate or tile counters traded for quartz; a vented hood where the microwave sits; lights under the cabinets; and the backsplash the builder skipped. The master bath in these houses has a garden tub beside a small shower. The common rebuild removes the tub, extends the shower into the space with a bench and a niche, and replaces the cultured marble vanity top with quartz and undermount sinks. Garage Bays, Media Rooms and Patios
Three-car garages are standard on the newer streets, and the third bay is the most common conversion in Mansfield, usually as a gym, a study or a downstairs bedroom. Because the builder left a slab and framed walls, the conversion is insulation, drywall, wiring, a supply and return off the HVAC, and a finished floor. A garage conversion can keep the garage door in place when the owner wants the street view unchanged.
Media rooms and game rooms left unfinished by the builder get drywall, a riser, low-voltage wiring and a wet bar. Covered patios with an outdoor kitchen and a fireplace go on the back of the lot. In Mansfield the lot usually has room. Both fall under home additions on the permit side.
Permits in Mansfield
Residential permits in Mansfield go through the city's Building Safety Department. Applications, plans and payments run through the city's online permit and electronic plan check system, and single trade permits for plumbing, electrical and mechanical work are filed the same way. The city works from the 2018 building codes and is taking public comment on the 2024 codes. Work that must be inspected cannot be covered until the inspector has passed it. That sets the order of a kitchen or bath job.
Flooring, Paint and the Older Houses Downtown
Flooring in a Mansfield house is a first-floor job: tile in the kitchen and entry, carpet in the formal rooms and study, all replaced with one wide plank or hardwood that runs the whole level. Interior paint on a house with a two-story entry and crown in every room is its own trade, and most Mansfield owners are painting over the tan and gray that came with the house. Near downtown, the small share of houses from before 1970 are frame houses on pier-and-beam with closed kitchens and one bath. Those get the full renovation: kitchen, baths, floors and wiring in one job. The Mansfield Chamber of Commerce is the business association for the Main Street and Broad Street storefronts, and Oliver Nature Park on Matlock Road is the 80-acre preserve in the middle of town.
